How do I get rid of PMI on my mortgage in Texas? I just bought my first home in Frisco, Texas. I have to pay PMI every month. I only have 1 loan with a rate of 7.25% on a 30 year fixed. How do I get rid of the PMI - it is very expensive and I need to get it off so I just pay the principal and interest. Should I re-finance? I have only had the loan since Jan 2007 I know the norm is 20% must be in equity. I bought it with zero down. The thing is I bought it for #310K and it was listed in the tax records at $393K. I got a great deal since they had to leave. Shouldnt I re-finance and get it appraised and show I have more than 20% in the house in equity - that way eliminating the PMI?

Refinance Texas Mortgage? Our current lender said in the State of Texas laws prevent us from refinancing our current mortgage until is has matured to one year. I cannot find this "law" and want to find out if anyone has any information on it. We purchased the home in Dec of 2007. Our current "Note" states no prepayment penalty for full or partial payments. Possible Texas Mortgage Fraud Statute of Limitations Question!? If a person is scammed into being a Straw buyer in a Mortgage Fraud Scheme without any true 'intent' to Fraud say, in early 2003, then would they be subjected to the NEW Statue of limitations of 7 years (Previosuly 3 years) that passed into law Sept 1st of 2007? 2nd Mortgage holder rights in Texas? Foolishly, we allowed the buyers of our house take out a 2nd mortgage on the house with a lien on the house for the amount of the 2nd mortgage. What are the best mortgage companies for refinance in the DFW, Texas area? A few years ago my stupid husband got a bad refinance loan - really bad, I don't even want to admit the interest rate. He got in over his head with our credit cards, didn't tell me, and looked for a way to get it together and picked the mortgage to cash out. I was a young wife who went along with it and signed the papers at closing, very pissed off. So I woke up and took over the finances and now our credit is great and I want to get rid of this horrid subprime loan. It pisses me off every time I pay the mortgage. So...I began this process last year was lied to about locking in the rate after I paid $400 to lock it and so I abruptly stopped the refinance. This was a company I found through Lending Tree. I have a home equity loan. In Texas, the 2 parties must agree on a fair market value. If not, is my loan null? I have a home equity loan, which is going into forclosure. I started looking at the original loan papers and the Texas Constitution's articles about mortgages, trust deeds, leins, ect. In the constitution, it says that both parties (lender and borrower) must agree with a fair market value of the homestead. I found the fair market statement and I was the only party to sign it. Would that make my loan null?
Mortgage prepayment penalty tax deductible? I live in Houston, Texas and I am thinking about refinancing my house. If I do it now I have to pay a prepayment penalty that is equal to 6 months worth of interest payments. Would the penalty be tax deductible? Question regarding bad credit (580), in Texas, income over $100,000 home mortgage? We've been turned down three times now (in a year and a half). We would be first time home buyers in the state of Texas. My husband is a police officer who works so much overtime that he literally made over $100K last year. We've been working on his credit for 2 years (focusing on his, mine is not good either.) Anyway, we put earnest money down on a home, had what we thought was an approval only to be told pretty rudely that we were just flat out denied. We're sick of hearing no. We have a baby on the way and we've been working hard to repair this. We're sick of hearing that we need to spend more money on credit repair. We've been dealing with credit agencies for months trying to get his credit report changed and correct. Doesn't anyone look at your credit report and talk to you about what's right and what's not? Is there any hope that we could be in a home within three months considering the fact that we have a baby on the way? No money down loans or about $5000 down? HELP!! Thank you all for responding. I believe I have heard of the My Communities programs....this is for police officers, right? If so, I have heard of it but it is always for a home in a bad area. I'm not sure if this is the program you asked about?! As for FHA loans, I know I've heard that...Countrywide was one that we were denied with. Also, there is one collection open at this time. It ended up on our credit report a week ago which is why our approval was all of a sudden denied. His credit score was above a 600 (and still is a 600 with one credit bureau) until this collection. We will pay it off immediately but getting the credit report to show this, will take quite some time as we've found. I'm finding that no matter what we do...we can't get approved. My mortgage company made an error in calculating my property taxes last year? Travis County, Texas appraised my home last year for $186,000 (I only paid $156,000.) When I bought my house, I told the mortgage company to make sure to fix my escrow payments so that I wouldn't be short. Well, they calculated it incorrectly because they didn't realize we had a MUD. We were short by $3K. Now they have raised our monthly escrow payment by $300.00 to cover the shortfall and another $200.00 to cover the "anticipated" tax increase. Well, for some unknown reason, the county only appraised our house at $158,000 and I filed for a homestead exemption; so my taxes will not be as high as last year. My family cannot afford this $500.00/month increase to our payment; what can I do to convince our mortgage company to lower this new payment. If I can't get it lowered, I will be forced to sell my first home. In today's market, it doesn't look like it will be easy and I don't want to foreclose. Thanks!

Would you leave Texas to move to the Bay Area? I have to decide soon, help!? I was offered a job in the Bay Area and I really want to take it. I think it will be a great opportunity (better than what I could have in Texas, I believe). I would be getting an 18% salary increase but in Texas we do NOT have a state tax so I guess with the CA state tax, I'm really only getting a 10% raise. Real estate here is literally 289% less than CA. My house here costs about $250K...in the Bay Area it would go for $1Million (which makes me laugh and cry at the same time). I currently own a nice house in a great neighborhood so I'm really freaked out about selling my house (giving up my hard earned equity) and going back to renting (and paying double that of my mortgage payment). So if you had a nice house would you sell it to go back to renting in the most expensive area of the country (and having a significantly smaller place) if you thought the job opportunity was great? Also, is it possible to SAVE money living in the Bay Area? This is consuming me, seriously... I would be living in the Sunnyvale/Mountain View area to start since it would be close to my job.

Need help with mortgage ideas for refi-ing and lowering payments? My husband and I owe 172k on our house and it appraised at 215k in July of 2006 when we did a Texas Cash Out loan. Our current interest rate is 7.875 and our PI payment is 1244.00 a month. There is no doubt in my mind that the house would appraise for 230k due to the market in our area. We can make the payment, but it is a struggle. My husbands credit score is around a 600 and we have made our payments on time every month since 10-2005 except one payment in12-06. I have contact our current mortgage lender and discussed a refi with them, however they tell me that the interest rates are on the rise and can't help me? Does anyone have any ideas what we can do to get our payments lower without selling the house?
Is getting a mortgage after bankruptcy for building a ranch a possibility? In April I filed Bankruptcy. I quit my job after having a devastating miscarriage and felt like there was no other way for us to survive financially. My husband’s job with the Army requires him to have a security clearance and with already shaky credit we decided it would be best for me to file alone. Most of the debt was in my name anyway, so I filed a Chapter 7 in April. Due to my lawyer’s incompetence it wasn’t discharged till December. We’ve been told that with my husband’s low score and my recent bankruptcy our only option is to wait 12-24 months to apply for a mortgage. This makes sense to me, but I’m hoping there is another option out there. We were foster parents for a time and hope to continue that next fall when my husband returns, but he’s stationed in central Texas where CPS prefers foster parents who own their home. We had established a small business in training and boarding horses and would like to continue that in our own back yard and grow from there. I’ve contacted the three major credit bureaus to clean up any inaccuracy and I’ve been working at my job for almost a year. Our debt to income ratio is great and despite my bankruptcy my credit score is slightly higher than my husband’s, but still low. I’ve done all of our baking with US Bank in hopes of establishing a relationship with them and I have a low-limit credit card I use for gas and pay off monthly and a secured card I use for business expenses and pay off monthly. So, this is probably much more information than you needed, but it will hopefully be enough to help you answer my question. I would hate to spend another 12-24 months paying $600-800 a month in rent and $500 a month boarding our horses when that could be $15-30k we’ve paid toward a mortgage. I understand that all actions have their consequences, but we’re a Christian family and hope that through the right network, education and of course prayer there may be some chance of purchasing our first home so my husband comes home from Iraq feeling accomplished and secure.
Have you heard of All Us Mortgage or Pearland Home Mortgage? I am looking for a mortgage company and I found this one that is willing to work with me (I have poor credit and can not prove my income). Moving to Colorado from Texas? We are condsidering moving from Fort Worth, Texas to the Colorado Springs area. Is there anybody out there that has made this move?
