Best mortgage programs??
I am first time homebuyer in Texas and looking for mortgage of $200000. Me and my spouse have good credit and about 10% to put down. Since there are so many mortgage programs out there, can someone list a few good mortgage programs for first time home buyers???

- FHA, My Community, VA......I recommend First National Banc Corp. They do business in most states and are your best opportunity for someone to say yes. - It all depends on what you want. Some of the first time home buyer programs are very time consuming and tedious. Those are usually administered by the government. FHA / VA etc. There are great deals available through most traditional lenders that will allow better service and more flexability. Typically, government programs will not allow you to go stated if you need to. Stated means you do not have to provide proof of income. Usually this means a higher rate. My company however, does not have an add for stated if you have good credit. This allows you to get the best rate and the process is very smooth. I also recommend to my clients that they look into other government assistance such as down payment help, mortgage payment supplements, tax credits etc. You can never have enough free money. - Please don't go to people in here spamming for business. Talk to a few lenders in your area with names you recognize, like Countrywide. There are a ton of first time home buyer programs out there, and your lender will help you select a program for your situation.
